Gloucester Place Mews EnerPHit

The first Grade II Listed building to be retrofitted to EnerPHit standard and be certified as BREEAM ‘Excellent’ at practical completion.

Located in the Portman Estate Conservation Area, the 3-bedroom mews house has been refurbished to the highest energy efficiency standard (PassivHaus retrofit).

Sturgis Carbon Profiling acted as the PassivHaus Designer and BREEAM Assessor, advising the teams through all stages. To achieve its sustainability targets, the SCP’s strategy focused on:

Fabric Improvement

  • Highly efficient internal breathable aerogel insulation on the retained brick façade and internal high-performance rigid insulation to the roof and floors
  • Triple glazed PassivHaus certified secondary windows
  • Elimination of cold bridges identified and isolated using 2D and 3D cold bridge modelling tools
  • Air tightness breathable membrane and rigorous taping to eliminate air leakage. Air testing was carried out in different construction stages to ensure targeted air tightness of ach@50pa

Environmental Features

  • A state-of-the-art MVHR unit, self-balancing and equipped with CO2 sensors, to guarantee that the air quality is not compromised regardless the occupancy
  • Healthy, low VOC, low embodied carbon and with high recycled content materials, such as timber stud walls and recycled aggregates. 100% of timber used was FSC certified
  • 100% LED lighting throughout
  • A+/++/+++ rated white goods
  • Internal water consumption was reduced to 96.2 litres/person/day (way below the BREEAM exemplary requirements) through very low flow-rate sanitary fittings throughout the property

The project was also assessed under BREEAM UK Domestic Refurbishment 2014 achieving a score of 78.85% – ‘Excellent’ at post construction.

Overall, this project goes above and beyond the challenges of a listed property. It is built as a very efficient and healthy environment to live in, saving on tenants’ energy bills and carbon emissions while it operates no different to any other dwellings and cannot be distinguished externally from its neighbors.
